Service Overview
Velux & Skylight Installation — explained properly.
What it is
Velux installation is the full job of cutting a hole in your roof, installing a new skylight with manufacturer-spec flashing kit, finishing the internal opening (plasterboard, paint or tile), and signing off the job to manufacturer standards so the 10-year warranty is valid.
Who it's for
Homeowners adding light to a loft conversion, kitchen extension, landing, bathroom or stairwell. Owners replacing a worn-out Velux that is leaking, condensing or simply 20+ years old and inefficient. Self-builders and renovators specifying skylights into new construction.
When you need it
When a dark room needs daylight without compromising privacy, during a loft conversion or extension build, when an existing Velux is leaking or fogged between panes, or when an upgrade to modern triple-glazed energy-efficient skylights is overdue.
Why professional matters
A Velux is a hole in your roof. Done well, it is a 30-year asset that transforms a room and adds value. Done badly, it is a permanent leak source. The difference is the flashing kit installation, the upstand detail, the internal vapour barrier — none of which a general builder is trained to detail correctly.
Cost of Doing Nothing
What happens if you leave it?
Velux skylights are one of the most commonly mis-installed elements in modern UK housing. A handful of skipped details turns a 30-year asset into a 5-year liability.
The risks
- Wrong flashing kit (or worse, no flashing kit) — water tracks under the surrounding tiles, rots the rafters around the opening.
- Skipped internal vapour control layer — warm internal air condenses on the cold glass, drips down the plaster reveal, ruins decoration every winter.
- Cut rafters not properly trimmed — structural failure over time, sagging roof line around the opening.
- Wrong size opening for the chosen Velux — installer fudges with timber packers, leaks at the corners.
- Standard glass spec where Building Regulations require safety glass (Part K for low-level installations) — non-compliant install.
Common mistakes
- Letting a general builder fit a Velux instead of an experienced roofer who details the flashing kit correctly.
- Picking the cheapest pine model when oak or maintenance-free white polyurethane is far better in bathrooms and kitchens.
- Skipping the integrated flashing kit and 'making one up' with lead and silicone.
- Not specifying the right tile profile for the flashing kit — universal kits leak on interlocking tiles.
Our Process
A simple, predictable system — start to finish.
-
01
Step 1 — Site survey & spec
We measure roof pitch, tile profile, rafter spacing and internal headroom. Confirm Velux size, glazing spec, internal finish and blind options.
-
02
Step 2 — Fixed-price written quote
Itemised: Velux unit, flashing kit, structural timber trimming, internal plasterboard and skim, paint, scaffold tower where needed. No extras on completion.
-
03
Step 3 — Internal protection
Dust sheets, plastic zip-walls and floor protection installed before any cutting. Room left as clean as we found it.
-
04
Step 4 — Cut, structural trim, install Velux + flashing
Opening cut, rafters structurally trimmed to manufacturer spec, Velux installed with correct EDW/EDZ flashing kit for your tile profile, vapour control layer and insulation completed around the frame.
-
05
Step 5 — Internal finish & sign-off
Plasterboard reveals, skim, two-coat paint, blind fitted (if specified). 10-year guarantee covering materials and labour handed over.
The Benefits
What you actually get when we are done.
Transforms a dark room
A correctly-placed Velux delivers 3× the natural light of a same-size vertical window — pays back in mood, productivity and lower lighting bills every day.
Done in a single day
Typical single-Velux installation: 7–9 hours from arrival to clean handover. Larger and multi-Velux jobs 2–3 days.
Adds property value
A loft or extension with quality natural light routinely adds noticeable value over the same room with poor light.
Energy efficient
Modern Velux triple-glazed units are U-value 1.0 W/m²K — better than many cavity walls. Solar gain in winter heats the room for free.
Correct flashing detail
Every skylight we fit is installed with the correct flashing kit for your tile profile, the upstand detail done properly, and an internal vapour control layer.
10-year guarantee covering materials and labour
Every skylight installation we complete is backed in writing for 10 years, covering both materials and labour — covering the flashing detail, internal vapour control and the structural opening.
Specialist Detail
Materials, methods and the nuances that matter.
A Velux is engineered to a tolerance — the frame, the flashing kit, the upstand and the internal vapour control all interlock. Get one wrong and water finds it.
Materials we use
Velux GGL / GGU
Centre-pivot opening, white-painted pine (GGL) or maintenance-free white polyurethane (GGU). GGU recommended for bathrooms, kitchens and any humid space.
Velux GPL / GPU
Top-hung opening, used for loft conversions where headroom near the eaves benefits from the window opening outwards.
Velux VLT
Fixed (non-opening) skylight for unoccupied roof voids and stairwells where ventilation is not needed.
Velux Cabrio (GDL)
Balcony skylight — opens outwards to become a juliet balcony. Stunning in loft conversions.
Velux Sun Tunnel
For windowless internal rooms — flexible reflective tube delivers daylight from roof to ceiling via a small dome.
EDW / EDZ / EDJ flashing kits
EDW for interlocking concrete tile, EDZ for slate and plain tile, EDJ for recessed installation in slate. Always the correct kit for the tile, never universal.
Methods we follow
Standard pitch installation (15°–90°)
Most common. EDW or EDZ flashing kit, internal reveals plasterboarded and skimmed.
Combination installation (2+ Velux in a row)
Adjacent units installed with EKW combi-flashing — supplies a single weatherproof envelope for multiple windows side-by-side or stacked.
Flat roof skylight
Velux CFP / CVP units onto a kerb-upstand built up from the deck, integrated into EPDM or GRP membrane. Different product entirely to pitched-roof Velux.
Sun tunnel installation
Flexible or rigid reflective tube installed between roof dome and ceiling diffuser — daylight in windowless rooms with minimal disruption.

Residential vs Commercial
Commercial skylights (schools, offices, public buildings) typically use larger fixed roof-lights or Velux Modular Skylight systems — engineered glazing assemblies for atria and large open spaces. We undertake the structural roof opening and weather detailing; modular skylight specialists handle the glazing assembly itself.
