Service Overview
Roof Repairs & Maintenance — explained properly.
What it is
Roof repair is the broad category covering everything short of a full re-roof: individual tile or slate replacement, valley releads, ridge re-bedding, flashing repairs, felt patching, gutter line repairs and condition surveys.
Who it's for
Any homeowner with a leak, a missing tile, a slipped slate, a damp patch on a ceiling, or a roof that is simply 'on the list to look at'. Particularly relevant for properties with roofs 20–60 years old where reactive repair is the right answer, not a full re-roof.
When you need it
When you see a single slipped tile, when an internal damp patch has appeared, after high winds, when ridge tiles are visibly loose, when a chimney flashing has lifted, or for a pre-purchase roof survey before exchanging contracts.
Why professional matters
A small repair done right today prevents a costly cascade tomorrow. Equally, paying for a re-roof you did not need is the most expensive 'repair' going. The skill is honest diagnosis — knowing the difference between a focused fix and a full strip.
Cost of Doing Nothing
What happens if you leave it?
Roof repair is the trade most commonly used to upsell homeowners into work they do not need. Knowing the right question to ask makes an enormous difference to the cost.
The risks
- One missing tile lets driven rain saturate the felt below — felt rots, batten rots, rafter rots, and what was a small tile replacement becomes an eaves rebuild.
- Cracked ridge mortar lets ridges slip in the next storm — slipped ridges fall and break tiles and conservatory roofs below.
- Failed valley flashings funnel litres of water under the tiles every wet day — usually only noticed when the ceiling collapses.
- Ignored damp patches double in size every winter cycle — your repair window for a small fix can grow tenfold within a few years.
Common mistakes
- Accepting a 'free roof inspection' from a cold-caller who shows you photos of someone else's roof.
- Agreeing to immediate work on the day, in cash, with no written quote or company details.
- Letting an installer use roofing cement everywhere — it never lasts and signals an untrained roofer.
- Assuming a roof more than 25 years old must be replaced — most tile and slate roofs are good for 60–100 years with periodic repair.
Our Process
A simple, predictable system — start to finish.
-
01
Step 1 — Roof survey & photo report
We get on the roof, take photos of every defect, and show them to you. No vague 'lots of issues up there' chat.
-
02
Step 2 — Honest diagnosis
Repair, partial overhaul, or full re-roof — we explain what we recommend and why, with cost ranges for each option.
-
03
Step 3 — Written fixed-price quote
Itemised, fixed price, no caveats. Usually delivered within 24 hours of the survey.
-
04
Step 4 — Carry out repair
Direct-employed roofers, properly-equipped, working on crawl boards to avoid breaking sound tiles in the process. Most repairs completed in a single visit.
-
05
Step 5 — Final photos & guarantee
Before and after photos, written 10-year guarantee covering materials and labour, and a brief inspection of nearby roof areas so you know what else (if anything) to budget for.
The Benefits
What you actually get when we are done.
Honest diagnosis, no upsell
We turn down re-roof jobs every week because the homeowner does not need one yet. That is why we get the next 10 referrals from their street.
Fixed-price written quote
No 'we'll see what we find' day-rate jobs. You know the exact cost before we start.
Long-term thinking
A correct repair today buys you 15–30 more years from the existing roof — far better return than premature re-roofing.
Same-week scheduling
Most non-emergency repairs scheduled within 5–10 working days. Emergencies same day.
Single-trade accountability
Same team surveys, repairs and signs off — single accountability from start to finish.
10-year guarantee covering materials and labour
Written, dated, transferable — backing every single repair we make.
Specialist Detail
Materials, methods and the nuances that matter.
Pitched roof repair is a question of identifying the failure point precisely, accessing it safely, and replacing it with components matched to the surrounding 30-year-old materials.
Materials we use
Natural slate
Welsh and Spanish slate replaced individually with copper hooks or new copper nails. Never bedded in cement.
Concrete interlocking tiles
Marley, Redland and Sandtoft profiles — we carry common types in van stock for same-day repair.
Clay plain tiles
Often need reclaimed matches on heritage properties. Sourced from regional yards.
Lead flashings & soakers
Code 4/5 lead — re-dressed, welded and pointed correctly. No roofing cement as a substitute.
Mortar (NHL or 3:1 sand-cement)
Matched to the age and material of the existing roof. Lime on heritage, cement on modern.
Underlay (Type 1F felt or breathable membrane)
Patched where small areas have failed; replaced where major sections need attention.
Methods we follow
Single tile / slate replacement
Existing broken unit slid out, replacement secured with hook or nail, no cement on the surface.
Ridge re-bedding
Loose ridge tiles lifted, old mortar cleaned off, re-bedded in flexible mortar, or replaced with mechanical dry-fix system.
Valley re-leading
Old lead valley stripped, new Code 5 lead dressed in to length, soakers replaced, tiles trimmed back to expose new lead.
Flashing repair / renewal
Lifted lead re-dressed and re-pointed. Failed lead replaced from chase up the abutment.
Battening & felt patching
Tiles temporarily lifted, rotten batten cut out and spliced, felt patched or replaced in section, tiles re-laid.
Full strip-and-relay (partial overhaul)
An entire slope stripped, felt and battens replaced, existing tiles re-laid with new fixings. Two-thirds the cost of a re-roof on a sound tile roof.
