Service Overview
Flat Roofing — explained properly.
What it is
Flat roofing covers every roof under a 10-degree pitch — extensions, garages, dormers, porches, balconies and commercial units. Modern flat roofs in EPDM rubber, GRP fibreglass, or high-performance torch-on felt routinely last 25–35 years with zero maintenance.
Who it's for
Homeowners with leaking single-storey extensions, garage owners with old felt giving up, anyone planning a kitchen extension and wanting it done right first time, and commercial property managers replacing worn-out roofs on shops and industrial units.
When you need it
When you see blistering, splits, ponding water that does not clear within 48 hours, internal damp in the room below, visible moss colonising the surface, or when an old bitumen felt roof is simply 20+ years old — even if it has not actively failed yet.
Why professional matters
Flat roofs do 80% of the work of a pitched roof with 10% of the slope to shed water. A single pinhole leak, a bad seam or an under-engineered upstand will fail catastrophically. Specifying the right system and installing it to manufacturer standards is the only way to get the 25-year lifespan a flat roof should deliver.
Cost of Doing Nothing
What happens if you leave it?
A failing flat roof is rarely just a roof problem — by the time water shows internally, plasterboard, insulation, joists and decking are already wet.
The risks
- Saturated deck timber rots from the underside — invisible until the whole sheet has to come off.
- Wet insulation loses 70%+ of its thermal value and stays wet for years.
- Ponding water freezes in winter and shatters bitumen felt — accelerating an existing leak into a catastrophic one.
- Internal damp leads to mould, plasterboard failure and expensive redecoration far exceeding the roof replacement cost.
- Cheap reactive patching extends the life of a failing roof by months, not years, while the homeowner spends as much on repairs as a full new roof would have cost.
Common mistakes
- Re-felting over the top of a wet existing roof — traps moisture, accelerates rot.
- Buying the cheapest EPDM from an online builder's merchant — single-sheet EPDM should be one sheet, no seams, exactly to size.
- Hiring a general builder for fibreglass work — GRP demands resin/catalyst ratios and curing windows that demand a trained installer.
- Ignoring the upstands and abutments — 90% of flat roof failures start at the edges, not the field.
Our Process
A simple, predictable system — start to finish.
-
01
Step 1 — Survey & strip-back inspection
We lift a sample of existing roof to assess deck condition and substrate. Quote is based on what is actually there, not a guess.
-
02
Step 2 — Spec & written quote
Honest recommendation: EPDM, GRP or felt — we explain trade-offs and life expectancy of each. Itemised written quote, fixed price, no surprises.
-
03
Step 3 — Strip & re-deck
Old covering, rotten timber and wet insulation removed. New 18mm OSB3 deck installed where required. Insulation upgraded to current Building Regulations Part L.
-
04
Step 4 — Install new membrane system
EPDM bonded as single sheet, GRP laid in two-coat resin with topcoat, or torch-on felt applied in three layers. Detailed upstands, drips and trims fitted in matching aluminium or GRP.
-
05
Step 5 — Test, sign-off & guarantee
Hose test on every joint, photo record handed over, 10-year written guarantee covering materials and labour on the installation.
The Benefits
What you actually get when we are done.
25+ year lifespan
Modern EPDM and GRP routinely outlast the bitumen felt they replace by 2–3×. No re-coating, no maintenance.
Single-day installation typical
Most garage and extension roofs completed in one day on site — no weather window risk, no leaks during install.
Walkable for maintenance
Both EPDM and GRP support foot traffic for cleaning, gutter access or solar panel maintenance — felt does not.
Suits modern energy upgrades
Insulation rebuilt to current Part L on every install — average reduction in heat loss through the roof: 40–60%.
Aesthetic finish options
EPDM in slate-grey or black, GRP in 12 standard topcoat colours including light grey, anthracite and terracotta.
10-year guarantee covering materials and labour
Every new flat roof install we complete is backed in writing for 10 years, covering both materials and labour.
Specialist Detail
Materials, methods and the nuances that matter.
Three flat-roofing systems dominate the UK market — EPDM, GRP and torch-on felt. Each has its place. The wrong system on the wrong roof is the root cause of most premature flat-roof failures.
Materials we use
EPDM rubber (Firestone, Classicbond)
Single-ply synthetic rubber, supplied in custom-cut sheets up to 15m × 30m — meaning most domestic flat roofs are installed in a single seamless piece. Cold-bonded, no flame, 25-year membrane life. Our default for extensions and garages.
GRP fibreglass (CureIt, Cromar, Permaroof)
Two layers of glass-fibre matting saturated in polyester resin, with a coloured topcoat. Forms a seamless, rigid, walkable surface bonded to the deck. Ideal for balconies and roofs requiring foot traffic.
Torch-on felt (3-layer SBS)
Modern reinforced bitumen membrane. Far superior to the single-layer 'shed felt' of the 1970s — 3-layer SBS systems carry 20-year warranties and remain a cost-effective choice on garage roofs.
Liquid applied (Triflex, Kemperol)
Cold-applied liquid resin systems for complex detailing, balconies and refurb-over situations where a strip-back is not viable.
Methods we follow
Cold-applied EPDM bonding
Single-sheet EPDM bonded to the deck with contact adhesive. No flame, no fumes, no heat damage to adjacent timberwork.
GRP wet-lay-up
Resin and glass matting laid wet onto primed deck, rolled out to expel air, cured for 30+ minutes before topcoat. Demands correct catalyst ratio for ambient temperature.
Torch-on bonding
Three-layer SBS system, each layer fully bonded with a propane torch. Demands experienced installation to avoid burning the timber deck below.
